Job Description:

Our client, a development and property management group with a mixed portfolio, requires a Leasing Specialist to join their team. The successful candidate will be self-motivated, independent, with strong people skills. Experience in real estate an asset but not a requirement. We are looking for someone who can develop rapport and exude enthusiasm while helping families and individuals find new homes. This position reports to the Vice President of Residential Properties.



  • Maintain marketing ads on online apartment rental sites as directed
  • Source and maintain database of accurate pictures and floorplans for marketing materials
  • Continuously research additional marketing channels and propose ways to test and measure their effectiveness
  • Stay up to date on competitors marketing, promotions, and pricing
  • Conduct open houses

Managing Leads:

  • Respond to all leasing enquiries within 1 business day
  • Utilize consultative selling techniques to pre-qualify potential applicants
  • Know all features and amenities in the building
  • Be able to answer questions regarding the neighbourhood, such as proximity to schools, grocery, and transit
  • Stay up to date on all maintenance and construction being completed, or scheduled to be completed, in the building
  • Continuously follow up with prospective tenants after a showing until a final decision has been made

Showing property:

  • Set up both virtual and in-person showings with qualified prospective renters
  • Inspect apartments and common areas to ensure they are in impeccable condition. Coordinate cleaning or maintenance with in-house staff as required
  • Endeavor to close all prospective renters by providing them a lease application to be completed on site in Leasing Office

Submitting Lease Applications:

  • Build and maintain an understanding of Ontario’s Residential Tenancy’s act, specifically in regard to the lease process
  • Thoroughly review all lease application paperwork to ensure completeness prior to submitting to Property Administrator
  • Pro-actively find solutions to improve quality of applications such as seeking co-signors
  • Follow up with applicants to inform them of status of their application
  • Coordinate move-in with new tenant and Property Management team

Resident Retention:

  • Periodically reach out to tenants and ask about experience(s) with X to date
  • Participate in building events such as summer barbecues or holiday parties
  • Attempt to retain tenants who submit move-out notice
  • Maintain a “move-out report” tracking reasons for move out within the portfolio


  • Complete and submit vacancy tracking report to management every Sunday
  • Provide monthly Move-in reports
  • Complete monthly competition audits including updated pricing and promotions

Special Projects and Additional Duties:

  • Additional administrative duties and special projects as directed by Management from time to time
